Absolutely! Before you begin to shop for a new home, you should review your finances, figure out how much home you can afford, discuss your loan options, and get pre-qualified. This simple process will put you in a much better position as a buyer.
What does it take to get pre-qualified? Not as much as you might think! With a short phone conversation, we can briefly review information about your employment, income, debts, and assets. We can also look at your credit profile, discuss your down payment options, and cover the different loan programs that can work for you.
Once you qualify, I will give you what's called a Pre-Qualification Letter which states that I, as your mortgage professional, am working with you, and that I've reviewed your finances and that you qualify for a loan for a certain amount. The whole process is quick and to the point, I will keep the paperwork to a minimum, and generally I can provide most clients with a “PQ letter” within only 15 minutes.
Then, when you find a home that catches your eye, and you decide to make an offer, being pre-qualified for your mortgage will do a couple of things. First, it lets you know how much you can offer. Second, your real estate agent can submit your PQ letter with your offer so that the seller knows that a lender has reviewed your situation and that you can afford the home.
It is important to understand that a PQ letter is just an estimate of what you are eligible to borrow, not a commitment to lend. Getting pre-approved for a loan in today's market gives you an even greater competitive advantage when the time comes to bid on a home because you have been “approved” for a loan for a specified amount.
